Planning in Hammersmith & Fulham
About half of the borough is in one of its 44 conservation areas, and many houses there have extra Article 4 restrictions, so check before assuming an extension or loft is permitted development. The council’s Planning Guidance SPD sets out what it looks for:
- Roof extensions in conservation areas: front roof extensions are generally unacceptable because they break the line of parapets and eaves; rear roof extensions should be sympathetic, especially where they can be seen from the street. Hip-to-gable extensions are resisted where hipped roofs are part of the original pattern.
- Side-return and back-addition extensions: no higher than 2 metres on the boundary with the neighbour, with a roof slope of no more than 45 degrees, and a 45-degree test to protect neighbours’ rear windows.
- Basements need planning permission everywhere in the borough.
The borough approves a high share of householder applications, so a well-prepared scheme from a good architect usually has a strong chance.
